Build Custom on Our Land

Building custom in one of our luxury communities typically takes between 9-12 months, with a cost estimate of $1.4-$4 million. This is our most streamlined option for custom home buyers, giving you the opportunity to step into an already established community and on land that’s already been properly secured and prepared for building.

Our typical timeline looks like this: 

  • 3 months of design

  • 9 months of construction

Who is this best for? In our experience, buyers who want a fully personalized home without the complexity of land acquisition see this as the ideal custom home build option. 

Build Custom on Your Land

Building a custom home in Chattanooga on your own land is slightly different process that typically takes longer because we need to evaluate your land to ensure it meets the legal requirements for home building. You can expect the entire process to take 18 months or longer and cost anywhere between $2-$6 million. The projected timeline usually follows these steps: 

  • 4-6 weeks for site evaluation - including topography, drainage, and permitting review

  • A slightly longer 4-5 months design phase to accommodate truly custom architecture that suits your land

  • 10-12+ months of construction

Building on your own land costs more than custom building on Curate’s land because there’s often more complexity involved, especially in the planning phase. All buyers must also either own land or have it under contract if they wish to choose this service. 

Who is this best for? People who already have access to land and want the most custom option available. Budget is typically less of a concern as you’re all about designing and building the ultimate dream home for your family on your land. 

Move-In Ready

Despite being a well-known custom home builder in Chattanooga, we do offer a move in ready option for buyers. Our quickest process, this route typically takes 4-8 weeks from start to finish and can cost anywhere in the range of $1.4-$3.5 million, depending on the location and design of the home. Move in ready homes are the fastest way to move into a Curate home, as each property is either complete or nearly complete. Another advantage to moving into one of these homes is you often can still customize some final details and selections.

Who is this best for? For buyers who prioritize speed and convenience over everything else, but still want a bit of customization thrown in.
